How we work
Before taking on a property we come and see it, and talk it through without hurry. A valuation given over the telephone serves the person giving it, not the person selling: the wrong asking price is why a house sits on the market for two years and then sells for less than it was worth.
Every property we publish has photographs taken in the right light, floor plans, verified floor areas, the energy class and the energy performance index — Italian law requires both in the listing — and a text written in the three languages of the site.
Listings also go out to the main Italian property portals, with the same data and the same photographs. We accompany every viewing ourselves. By the time an offer is made, the paperwork has been checked: title deeds, planning and land-registry compliance, energy performance certificate.
